Jim Sheils has been sharing statistics on why we are about to go into a key time for rental property investing. Here's a few things that are happening:

  • There is going to be a rental inventory shortage in some key markets by mid-2025. Rental inventory levels shot up at the beginning of 2024 due to "COVID inventory" coming on the market all at once. "COVID inventory" refers to properties that were delayed in being finished as builders of all sizes had to wait for backordered supplies to become available. The housing was needed, but having it come out all at once was not ideal. The result was a slowdown in the absorption rate on rental properties from about 30 days to 60 days on average.

The good news is that a lot of that "COVID inventory" has been worked through. And with many projects being stalled for builders due to higher interest rates, SI Homes is seeing a very low level of permits being issued since February 2023. This has created a gap in supply and demand, one that cannot be caught up on for at least a few years.

When there is an inventory shortage, there's upward pressure on values and prices. The ideal goal is to have property in place before this upward pressure occurs.

  • Interest rates will drop. We all know that interest rates are sensitive to real estate numbers making sense, especially owning and holding your own investment property.

The good news is that we are expected to have rate cuts in 2025, which will bring rates down. This drop will help align a better return on investment with your rental properties.

And here's the best part: Working with Southern Impression Homes and their own mortgage loan program, you don't have to wait for rates to drop. They've already dropped them well below market for you.

Currently down in the 4% range, this puts you in a league of your own when investing. And these are not short-term fixed rates—these rates are for the long term!

  • Affordable markets will thrive in 2025 and only become more affordable... while appreciating. Affordable markets will continue to grow in Florida. Some markets will not and have been overvalued: Miami, Orlando, and Tampa. Southern Impression Homes has avoided these areas because the median price is more than twice what their other second-tier markets are. These second-tier markets are still experiencing population and economic growth. They have good affordability, are desirable to live in, and have a healthy supply-and-demand ratio, meaning there are fewer houses available than there are people moving there.
