Fund Changes Effective January 2026
We're raising the bar—these updates are about strengthening performance, sharpening focus, and continuing to build Thriving Communities while targeting strong returns for our investors.
- DLP Housing Fund & DLP Lending Fund: To support the fund's continued scale and long-term stability, the minimum investment will increase from $100,000 to $250,000 beginning January 1st. Investors can still access the fund at the current minimum through year-end.
- New Series A Note Offering (Lending Fund): Launches January 1st with a $100K minimum, IRA-eligible access, monthly or compounded interest options, and a 5-year term with senior positioning to equity (pari passu with other noteholders).
- The Building Communities Fund: is stepping into its next phase with higher target returns of 12–14%, an increased 9% preferred return, and the launch of monthly distributions starting January 1st.
- DLP Living Fully Fund: Previously limited to existing investors, this fund will open to all starting January 1, with a $100,000 minimum investment.
