I've seen a lot of real estate in the past 16 months – from a true Galt's Gulch in northern Argentina and income-producing farmland in Uruguay to high-end Alpine living in Andermatt, the only place in Switzerland a foreigner can easily buy property. But this past week, I fell in love with a new destination – the southwest coast of Nicaragua.

Many people associate Nicaragua with Sandanistas and the 1980s civil war, in which the U.S. was involved. But that image of a war-torn country is no longer accurate. In much the same way that central air-conditioning revolutionized the Florida coast, technology and improving infrastructure has transformed Nicaragua into a budding – soon to be booming – tourist destination.

Imagine living inside a national forest, with the Pacific Ocean right outside your front door. I spent last week investigating real estate opportunities two hours outside of Managua … in particular, a 2,700-acre luxury development called Rancho Santana. It's a rolling, forested patch of land from which is springing a community of homes and condos owned by people who see the opportunity in buying "frontier" property before it goes mainstream and values double or triple – or rise even further.

I can easily move between my office in Florida and the wild, breathtaking coast of Nicaragua while running my business – and my family life – without a hiccup.

But here's where the story for Rancho Santana really gets interesting…

The second-richest man in in Latin America is building a massive new development just down the road, with an exclusive $500-night hotel and premium-priced lots that millionaires and billionaires will snap up. He's bringing in a new airport a few miles away that will one day service international flights that will be just 2½ hours from Miami and Houston. A new paved road is already under construction. And there's talk that a branch of a Managua hospital affiliated with Johns Hopkins will open up just 20 minutes away.

If you understand what all of this means, you will instantly recognize the huge wealth-building opportunity that's now unfolding at Rancho Santana. Some very smart people with some very deep pockets are spending some very serious cash – meaning hundreds of millions of dollars, and likely more – to transform Nicaragua's Emerald Coast.

There is Real Money Behind Rancho Santana

I know the people and investors behind this project personally. The development is an offshoot of Agora Publishing, the parent company to The Sovereign Society. For the last 13 years, I've watched this project develop from a remote stretch of wild beach only accessible by horseback to the vibrant first-world oasis it is today. Unlike so many resort projects, this entire development has been built with cash. No lines of credit here. Just smart money that knows there is a future in this part of the world.
