Most real estate investment firms are built for scale. Assets under management grow, fee income compounds, and institutional expansion becomes the primary objective.
Mortar was built a bit differently.
We are a boutique, design-driven real estate investment and development firm, integrating architecture, construction, and capital under one roof. That structure is intentional. It allows us to control execution, manage risk internally, and create value through design and discipline rather than financial engineering.
Since 2001, we have completed more than 40 projects across New York City. Our objective has never been to build the largest platform. It has been to remain selective, aligned, and focused on long-term outcomes for our investors.
Alignment Over Fees
Real estate funds and many larger firms rely on annual asset-management fees, where capital is charged regardless of performance. That model rewards scale, not execution.
At Mortar, we do not charge annual asset-management fees on investor capital. Our compensation comes only through project development and successful execution, ensuring investor outcomes drive our own.
Each project includes sponsor equity, meaning our capital is invested right alongside yours. That shared philosophy creates genuine accountability and focus.
Boutique Service, Institutional Rigor
Most large firms communicate through layers of management and investor-relations staff. Mortar takes a different approach.
Investors have direct access to the principals leading each project. Updates and reporting come from the same people responsible for acquisition, design, and execution.
Behind that access is institutional rigor. Our in-house teams manage architecture, development, construction oversight, property management, and investor reporting. This internal control allows for tighter cost management, higher quality execution, and clearer accountability when conditions change.
Selectivity Over Scale
We evaluate a large number of opportunities but advance only those that meet strict design, financial, and execution standards. Each project is underwritten conservatively, with downside scenarios stress-tested across interest rates, rents, and construction costs.
We only pursue projects where execution — not optimism — drives the outcome.
Partnership, Not a Platform
When you invest with Mortar, you are not joining a fund or participating in a platform — you are partnering directly with the developer.
We manage every phase internally and communicate transparently throughout the project lifecycle.
