- In Lagos, Portugal, a two-bed apartment with sea views and a short walk to Porto de Mós beach lists from around €700,000.
- Malibu two-bed beachfront condos start at around $2.8 million — and that's a newly rebuilt unit at the Malibu Bay Club, one of the very few beachfront complexes in the city. A two-bed on Carbon Beach? You're looking at north of $6 million.
The fact is that genuinely true beachfront condos are rare... My research team could find few such listings. Where they exist, people don’t sell. It’s the kind of thing people hang onto... and as I say, land like this close to cities and airports is earmarked early for the big resort groups or dense condo buildings. But you get the idea. And million-dollar price tags make sense. No one’s making more beachfront, that’s for sure. And with a world-class city on the doorstep with every modern convenience, lots of cultural activities, great health care and a huge pool of potential renters... Hard to find at any price. | | | | | I’ve known the developer Alfredo Aleman for a very long time. At RETA, we’ve had incredible deals in Panama buying off-market in his most illustrious communities. In September 2018, RETA members could buy two-bed, 2½-bath condos in Ocean House within Santa Maria with exclusive pricing starting from $238,200. Today, one is listed for $410,000. My scout visited the community just this month and heard from the developer’s team that occupancy rates are running above 90% in Ocean House, with typical monthly rentals of $2,500–2,800 for two-bed condos. The track record in Panama City is consistent. RETA members who bought in Ipanema — Alfredo's sail-shaped twin towers on the last prime waterfront land in the city — have also seen big and rapid uplifts. I brought RETA members an exclusive deal to own in this landmark community in June 2024. New retail pricing shows a premium condo that RETA members could buy for $418,390 is now listed at $521,743. That’s a boost of $103,353. | | | | Ipanema is going to be two sail-shaped buildings proudly billowing out into the bay, as this render shows. We had a RETA-only deal here in 2024 and members are now looking at uplifts as much as $103,353. | If you only looked at one community for proof that Alfredo’s GLP group delivers, it would be the islands... A similar condo sold for $757,039 in January 2024.
